A Fresh Chapter for the Venetian Pool—And a Strong Signal for Living in Coral Gables
At the heart of Coral Gables’ story is the commitment to “The City Beautiful.” With the recent full-scale reopening of the Venetian Pool after a comprehensive restoration, we see a perfect example of how thoughtful investment in public amenities elevates both lifestyle and real-estate value.
This unique aquatic facility has been enjoyed by hundreds of thousands of people since 1923. The Venetian Pool is fed by spring water from an underground aquifer and is refilled daily, with over 820,000 gallons of water. The pool features two waterfalls and cave-like grottos for a fun experience for all swimmers.
Originally opened as the Venetian Casino, the beloved landmark earned its place on the National Register of Historic Places in 1981 and remains one of the few swimming pools in the nation to hold this prestigious designation.
And now, Coral Gables’ historic and popular Venetian Pool is set to reopen on Tuesday, Dec. 9th 2025, following an extensive renovation and restoration project.

Restoration highlights
Visitors will find that the Venetian Pool looks very much as they remember it—by design. The restoration preserved its iconic 1924 Mediterranean-Revival character, ensuring that updates remain virtually invisible to the eye.

Some of the standout updates include:
- Replacement of outdated pump equipment and overhaul of the underground plumbing, piping and electrical systems.
- Selection of a durable polymer (“ecoFINISH”) for the pool interior—designed to reduce chemical and water loss by approximately 40%.
- Restoration of historic features such as the distinctive mooring poles, Venetian-style bridge and grotto caves, all while respecting the original design and architectural character.
- Modernization of the concession/build-infrastructure area to better serve pool-goers, while maintaining public access and historic charm.
"We're working very closely with a historic preservation board. We meet with them regularly to make sure we're doing everything we can to preserve the character and charm this pool has, as well as what it means to the community." - Oscar Morejon, president of John Bell Construction.

Why this matters for residential real estate
Living in Coral Gables offers more than just a nice address—it means being part of a community where world-class amenities and historic assets are lovingly preserved and enhanced. From a real-estate investment standpoint, these kinds of amenities deliver:

- Lifestyle Premium: Pools like Venetian are not just recreation—they’re community gathering points, aesthetic anchors, and showcase features that enhance daily living. Residents can enjoy a historic resort-style environment right in their neighborhood.
- Value Support: When the municipality invests in major upgrades of landmark amenities, it sends a signal of long-term stewardship, neighborhood vitality and high-quality infrastructure—factors that support property valuations.
- Desirability & Differentiation: In a competitive luxury market, neighborhoods with unique, historic and restored assets like this differentiate themselves; they attract buyers and renters who are drawn by the quality and character of place.
- Growth Platform: For those investing in rental or resale properties, proximity to restored amenities raises rental appeal, occupancy, lifestyle narratives and ultimately investment returns.
The newly-restored Venetian Pool reinforces what many of us already know: Coral Gables remains one of South Florida’s most compelling luxury-residential communities. The blend of historic architecture, green spaces, thoughtfully-enhanced public amenities and walkable neighborhood character creates value not just for today—but for decades.
