Neighborhood Spotlight: Ponce Davis

Although it is technically located in Unincorporated Miami-Dade County, the Ponce Davis neighborhood is really in the heart of it all. Surrounded by south Coral Gables, and High Pines, and just a stone’s throw from the pedestrian center of South Miami and many schools, it is truly a convenient location here in town.

Houses in Ponce Davis typically sit on large lots, many with parcels that are over an acre in size. Because the lot sizes are bigger, homes tend to be bigger as well. I just did a quick MLS search and out of the 16 Ponce Davis properties that are currently listed, the average adjusted square footage is 7,484 with the largest house measuring in at 12,713 adjusted square feet. Prices for houses in the neighborhood (not for lots) currently range from $2,695,000 to $11,900,000!

I love the Ponce Davis neighborhood, and guess who else does? A-Rod and J.Lo! Alex Rodriguez is a longtime resident of the exclusive neighborhood who, I have heard, just bought an additional plot of land for extra privacy. Not too shabby of a neighbor!

Tax Refugees and Private Schools in Miami

A friend recently sent me an article from BusinessInsider.com that took a look at the so-called “tax refugees” that are moving to Miami for our tax breaks. The ramification that the article discussed was the uptick in applications for our city’s elite private schools. Palmer Trinity, Miami Country Day School, and Ransom Everglades, where my kids go to school, are all mentioned in the piece. Palmer Trinity and Miami Country Day have seen a major increase in applicants coming from New York, New Jersey, and Chicago. Ransom says that its waiting lists are always full, so they have not noticed whether that is due to the increasing number of families moving to Miami from high-tax areas.

Another thing that the article mentioned is that South Florida is getting a new private school called Avenues, which is set to open in 2022. The Miami outpost of this elite school will be the fourth campus, joining others in New York City, Sao Paolo, Brazil, and Shenzhen, China. Get this: their tuition is currently over $56,000 annually. And I thought that Ransom was expensive!

What a Wonderful Weekend in Miami!

President’s Day Weekend is a great time to be in Miami. Between the Miami International Boat Show and the Coconut Grove Arts Festival, there is a ton to do over the holiday weekend! While I have been to the Boat Show several times in the past, I have not visited it at its new Miami Marine Stadium location, which I hear is fabulous – and is much more convenient to me than Miami Beach was.

Having grown up in Coconut Grove the Arts Festival has always been near and dear to my heart. Did you know that it was founded in 1963 by Charlie Cinnamon? What was once a quaint little art gathering is now a massive event that finds approximately 120,000 people looking at and buying art, watching live entertainment, and of course eating and drinking!

This weekend is supposed to be sunny with highs just hitting 80 degrees and lows in the low 70’s. I hate to rub it in to out of towners, but between that forecast and these amazing activities, why are you not in Miami this time of year?

The Miami Real Estate $1 Million Club

Miami Million Dollar Real Estate Realtor
2013 was a record year for sales in Miami-Dade County over $1 Million. EWM alone averaged a $1M+ sale every 18 hours last year! The great news is that this trend has continued into 2014.

Countywide, we are currently averaging 172 sales per month over $1Million which is really incredible, and EWM’s average is increasing as well! What I find especially interesting is that only about 40% of these sales are single family homes – 60% of them are condos! 10 years ago, no one thought the day would come that more condos than homes sold over $1Million!

Our market is strong right now and people want to be in Miami, which is helping drive our market. Cash sales are also more common today than ever before. It’s an exciting time to be in real estate in Miami!

Overpriced and Undersold

Miami Dade Luxury Sold Properties

With the Miami real estate market rising, more and more sellers think it’s ok to price their home high when they list it so they have room for negotiations, and/or to see if someone makes a high offer. But typically, it just prolongs the time it takes to sell the house and results in sellers taking even less down the road once the asking price is where it should be. The highest prices are coming in on homes priced closest to their projected selling price (within 5-10%) – we see multiple offers come in and the perceived demand is great. If the house is overpriced, there isn’t as much interest generated and buyers simply aren’t making offers! It’s important to note though that pricing is an art and not a science, so it’s always helpful to consult with an experienced realtor to help guide you! Thinking about selling? I can help!

Beautiful Ponce Davis real estate

The Ponce Davis area is one of my favorite neighborhoods in Miami. Most properties in the area are between ½ acre to an acre and full of lush, mature foliage. The location can’t be beat, and many of the houses are just spectacular. I always love showing houses in Ponce Davis!

I did a quick look at the trends in this area, comparing non-distressed sales on single family homes over the past 6 months. The average selling price per square foot in this neighborhood is $455, and there were 13 sales in the past 6 months. Looking at the same time period last year, the average price per square foot was $382 with 6 sales. There are some really incredible properties on the market in the area right now, so hopefully this trend will continue!

EWM Realty International #1 in Sales of $1 Million+ Properties in Miami-Dade County in 2013!

A wonderful press release was sent out yesterday confirming that EWM Realty is the leader when it comes to the million dollar market in Miami-Dade County, both in terms of the number of units sold and the dollar volume of units sold. Congratulations EWM! Here is a copy of the full press release:

MIAMI (January 31, 2014) – The year 2013 was a watershed year for million-dollar plus properties in Miami-Dade County, and EWM Realty International, one of the largest real estate services firms in America, and a South Florida exclusive affiliate of Christie’s International Real Estate, was at the forefront of the expansive growth.

The 50-year residential real estate brokerage firm was number one in Miami-Dade County once again last year for the total number of million-dollar-plus residences sold, as well as total dollar volume.

According to data from the Southeast Florida Regional Multiple Listing Service (MLS), EWM had a total of 420 single-family home and condo sales in excess of $1 million for the period of January 1 – December 31, 2013, reflecting $900 million in total sales. That number is 26% higher than its next closest competitor who had 334. The remaining top five brokers had a total of 295, 162 and 96 sales, respectively.

“The sale of million dollar-plus homes and condos grew by 27% in 2013 vs. 2012, “ said EWM President & CEO Ron Shuffield. “The ongoing impact of the international buyer, evolving markets such as China, and a sharp increase in the number of buyers from the northeast, continued to further South Florida’s appeal as a truly global market.”

“Miami-Dade’s million-dollar plus market has been rapidly evolving,” continues Shuffield. “With exponential growth of art and cultural offerings, the region has hit its stride in the global residential real estate arena.”

A recent report from Christie’s International Real Estate, titled ‘Atlantic Insights,’ includes Miami with New York and London as three of the most vibrant world cities currently attracting the globally affluent buyer.

In the period 2003 to 2013, the number of million dollar-plus homes and condominiums that have been sold in Miami-Dade has grown three-fold, from 628 annual sales at year-end 2003, to 1,918 at year end 2013.

In the recent issue, the markets in London, Miami and New York were examined and compared – 3 cutting edge cities currently experiencing tremendous growth. While prices and sales volumes are significantly higher in London and New York, Miami certainly has a considerable amount of luxury real estate and savvy buyers around the world are aware.
