This Week’s Mortgage Rate Anomaly

Time and again I’ve heard that federal interest rates are going to go up, and they have done so recently. That has had many people asking me about mortgage rates, and those have also been climbing of late. For instance, the rate for a 30-year fixed rate mortgage was at 5.05% in November – an 8-year high. This week, though, a 30-year fixed is back down to 4.75% due to the downturn in the stock market, which has “investors head[ing] to the relative safe-haven of the bond market,” according to Diana Olick of CNBC.com. She continues by saying that “mortgage rates follow loosely the yield on the 10-year U.S. Treasury,” which explains why rates have been more favorable this week. This week’s downward-trending mortgage rates are great, but I do think that we will see rates increasing overall. As previously mentioned, interest rates are expected to climb, and this will drive mortgage prices higher in the long run. I wish that I had a crystal ball and could tell you how high they might go or how it will impact the real estate market, but as of right now, only time will tell. I have to admit, I am a sucker for so-called “clickbait,” so when I opened my browser this morning and saw a headline that read “Miami condo owner installs $1.5M Pagani race car as a room divider,” I immediately opened up that story. Honestly, the headline tells you almost everything that you need to know – other than the fact that this car is apparently one of only 15 that were built.

Daylight Savings Has Ended But Miami’s Window of Opportunity for Planting is Now Here

Miami gardening enthusiasts already know this—but for those whose thumbs are anything but green, right now is a special time of year where landscaping is concerned. Cooler temperatures are key, the soil is still holding much of the summertime warmth while cooler air temperatures make for less stress on plants’ roots (and on the gardener doing the planting, too). Millennials Are Buying Homes Because of Their Dogs – Not Their Children or Marriages

This is fur real, believe it or not, roughly one-third of recent homebuyers ages 18 to 36 said a desire to have more room for their pets influenced their decision to buy their first home! As a true dog lover, I get it although I can’t say I have bought a house for my dog, (obviously just outside the millennial window)! A recent survey conducted by Harris Poll on behalf of SunTrust Mortgage found that 33 percent of millennial home buyers’ decisions to buy a home was driven chiefly by their dog. Furry friends outranked wedding bells (25 percent cited marriage as their top motivator for buying a home) and kids, too (only 19 percent said the birth of a child was their prime incentive). The survey also found that 42% of Millennials who had never bought a home said that their dog, or the desire to have one, would be a key factor in their decision to becoming a homeowner.

Is Mercury Retrograde?

When I am having a tough week I always wonder if Mercury is retrograde. Today I Googled it, and, as you can see from the picture above, I am clearly not the only one who is asking the same question! No, Mercury is currently not retrograde and, according to www.ismercuryinretrograde.com, Something else must be bumming [me] out . . . That is correct! Appraisals are bumming me out! Those that should come in high have been low, and those that should be low have come in astonishingly high. Maybe we will have better luck when Mercury is retrograde? One can only hope!

Gables Real Estate: 3rd Quarter 2016 Market Outlook

Luxury Miami Homes for Sale

The third quarter of 2016 saw definite changes in the Coral Gables real estate market, especially when you consider homes priced between $1,500,000-$2,000,000. When looking at properties in this price range that are not on the water (you’d be hard pressed to find waterfront for under $2,000,000 anymore!), and not in financial distress there are a few important trends.

The first statistical increase that we have seen in this market is the amount of inventory. The third quarter of 2016 has an average of 18.5% more available inventory than during the same timeframe last year. That kind of increasing number always makes me wary because a hefty amount of available properties can soften the market; however, the good news is that sales are up 37% in that same time period. While the number of closed sales is not staggering, it is great to see an uptick in that category.

Another interesting increase is the average sale price per square foot. This jumped 7% from third quarter 2015 to 2016. If you look at the chart and discount the two months that came in with “0” for the price per square foot, then the price increase has been slow but steady and we have landed at a very respectable $448/square foot as an average sale price.

What these trends show me is that pricing a home properly is more important than ever in today’s real estate market. Properties that are sitting on the market and keeping the available inventory high are those that are priced unrealistically, while those that come onto the market at the right price are moving relatively quickly to the “sold” column. While there is definitely an emotional side to purchasing a home, at the end of the day it truly is all about the bottom line, as indicated by the third quarter of this year! Is Chivalry Dead?

I recently showed a house that is fenced and gated. The gate has no motor, so to access the driveway, I have to manually push the gate open: it is heavy, so this takes some effort! Anyhow, the buyer and his realtor, both men, were early and when I got there they simply sat in their car and watched me struggle rather than offering to help. Is chivalry dead?!

If you know me, then you know that I am no shrinking violet. I am a distance runner, I work hard on my career, I take pride in being independent and strong, and I believe in girl power! I am raising my daughter to be her own woman, but I am also raising my son to be a gentleman. He opens doors, says “ma’am,” and would never sit in his car and watch someone struggle if it was in his power to help them.

I know that this post has just devolved into a rant, but it really irritated me to see those men twiddling their thumbs as I put all of my might into opening that gate! Heck, it would have bugged me had it been two women who did not offer to help – women can be chivalrous too! The next time you see someone who you can help, even just a little bit, then why not do it? Let’s all bring chivalry back to life!

Snapshot of the South Florida Luxury Market

One of the great benefits of working with an EWM Realty International Realtor® is that behind every experienced Broker, is a wealth of experts researching and analyzing not only our South Florida marketplace, but national and international markets as well.

Today, I share some new market information from the recent publication of the EWM Insight – Mid-Year Update. Of most interest to me right now is a snapshot of the Luxury Market in South Florida:

1.) Inventory of properties priced at $1 million or more in Miami-Dade is up 49%. As the amount of homes in this price range rises, it puts pressure on pricing and the pace of sales.

2.) For the first time since 2010, the amount of single-family home sales in this price range have outpaced condo sales.

The net result and general theory at this point is that the Miami-Dade inventory will level off after a series of significant increases in 2016. And, while stabilizing inventories are a positive step overall, sales for all prices ranges continues to be flat as we move into the second half of 2016.

My personal point of view is that with the correct pricing, your home will sell well in any environment. My own strategies for determining competitive pricing are not only based on a quick sale, but work to ensure that my listing client’s financial and timing needs are met.

Bottom line? Smart and fair pricing will result in the successful sale of your home.

Zika in Miami: What it Means and What to Do

Unless you have been off the grid for the past few months you know about Zika, the mosquito-transmitted virus that can cause microcephaly, which stunts head growth, in babies born that are born to infected pregnant women. Unfortunately, more than one dozen Zika cases have occurred due to individuals being bitten by infected mosquitos within a 500 square foot section of Miami’s Wynwood neighborhood, a trendy hotspot near downtown. This has prompted the Centers for Disease Control and Prevention to issue a travel warning to the neighborhood, which has made for a radical downturn in business in that section of town.

The good news for Wynwood is that the warning – and the stigma surrounding it – could go away in a relatively short period of time. According to the Washington Post, this could be “when the Miami environment is no longer conducive for mosquito activity, when evidence shows that the risk of transmission has been sufficiently reduced, or when no new local-transmission cases have been identified for 45 days, which equals three mosquito incubation periods.”

The city of Miami has reacted quickly to the Zika threat, spraying the area with insecticides designed to kill mosquitoes, but as residents we should remain proactive and vigilant about mosquito protection. For instance, standing water is a mosquito breeding ground, so if you find any in a pot, in a non-running fountain, or just in the form of a big puddle, be sure to get rid of it. Spray insecticides at your own home (a Mosquitonix system is effective – and great for the re-sale of your house). Ransom Everglades, my children’s school, recommends that they wear long sleeve shirts and pants instead of shorts to their first weeks of class (which is no fun in this hot, sticky August!). You should also carry and use an Environmental Protection Agency-registered insect repellant that contains DEET, Picaridin, oil of lemon eucalyptus, or IR3535, which, according to EPA, are safe and effective. Try to stay indoors as much as possible: this is hard for me as a runner!

If we are all vigilant, then hopefully the Zika threat will be gone from Miami soon. Until then, be proactive and guard yourselves against mosquitoes. The next time I see you I can guarantee that I will smell like bug spray. I hope that you do too!
