The Future is Here in Miami

Did you know that Ford is testing self-driving cars in Miami? The company announced that Miami is going to be the first large-scale testing site of its driver-less fleet of cars. Why Miami, you ask? Well, the city has very challenging traffic but other factors like, “its weather, its variety of driving environments — from its densely packed downtown to its more residential exurbs — and the receptiveness of city officials to the new technology,” according to the Miami Herald.

There will be two fleets of self-driving cars hitting our streets, one group will be mapping and perfecting the technology and the other is going to deliver pizzas! Ford has paired up with Domino’s to test that service: I think it will be interesting for my gluten-free pizza to be delivered without the delivery man.

Ford is not giving too many specifics, so we do not really know exactly when the driver-less fleets are going to roll out, nor do we know exactly where the cars will be housed. What we do know is that there will be a human inside of these cars just in case something goes wrong, which I think is a smart idea.

If driver-less cars are going to help with Miami’s traffic, then I am happy for our city to be Ford’s guinea pig. What do you think about this new technology?

Palmetto Bay Real Estate: 3rd Quarter 2016 Market

Luxury Miami Homes for Sale

As a realtor, I am constantly asked for my thoughts and hunches about the Miami market, so I like to analyze the various local areas in which I have buyers and/or listings. Right now I am carrying a few houses in Palmetto Bay, so I took a look at what is going on in that neighborhood.

In looking for an overall trend, sometimes it is best to take a big-picture approach, so I recently looked back at the past 5 years of market activity in houses between $900,000-$1,250,000, located in Palmetto Bay on dry lots, between 4 and 6 bedrooms, with no financial distress. In comparing the third quarter of 2013 to the third quarter of this year, inventory is up by 50%. Sales appear to be up by 200% in 2016 versus 2013, but that is misleading because the difference is truly just 1 or 2 closed sales, which is not that dramatic difference that 200% would lead you to believe!

The average sale price per square foot has gone up by almost $100/SF since 2013, which is a plus for Palmetto Bay sellers; however, the average time that a home sits on the market has increased by 75% as compared to 3 years ago. Therefore it certainly behooves a seller in this (and any!) neighborhood to price their home realistically instead of risking an overly long time on the market.

The long and short of it is that Palmetto Bay is a lovely community where people want to live, but with the abundance of inventory as compared to the same time period 3 years ago, buyers can afford to be picky. See my notes and charts on the current Palmetto Bay Real Estate trends.

Miami Real Estate: Millage Rates

Someone asked me the other day about the taxes in Palmetto Bay versus Pinecrest. It’s such an interesting question, because so often people believe Coral Gables or Pinecrest have higher taxes than our other municipalities, but the reality is most of the incorporated cities enjoy a fairly low millage rate. Below you will find a breakdown of the different millage rates that were adopted in 2014 for some of our more popular areas.

Pinecrest >> 18.8828
Palmetto Bay >> 19.1298
Coral Gables >> 19.8495
South Miami >> 21.0467
Miami Beach >> 21.6055
Miami (includes Coconut Grove) >> 22.6515
Miami Shores >> 25.2052

The millage rate by definition is ” the amount of tax in dollars, on every $1,000 of taxable value”. So, if you take your assessed value divide by 1,000 and then multiply by your millage rate you should come out with your annual tax amount. Obviously, there are exemptions and I am not taking any of these into account.

It is usually somewhat surprising to people, because you will see that Pinecrest, Palmetto Bay and Coral Gables share the lowest millage rates, while South Miami, Miami Beach, Coconut Grove and Miami Shores are all higher. A frequent misconception is that Coral Gables has the highest taxes, because it is known for it’s great amenities, but it actually does not, as you see.

When you talk to a realtor about the expected taxes on a purchase, you will often hear that you can estimate 2% of the purchase price, which you see is pretty accurate, but not totally. What Summer Means to South Florida Real Estate

Every market is different in different seasons as far as their real estate activity, or inactivity, as it may be. The Coral Gables, Coconut Grove, Pinecrest, and Palmetto Bay areas tend to be active in June with many closings taking place in July and August. Because we are not so much a vacation community, but a primary residence community, people are often busily trying to get themselves situated before the summer ends and school begins. For this reason, June is a very active time. As we move deeper into summer the focus shifts to making sure timelines are being followed and we are moving towards closings. The Miami Real Estate $1 Million Club

Miami Million Dollar Real Estate Realtor
2013 was a record year for sales in Miami-Dade County over $1 Million. EWM alone averaged a $1M+ sale every 18 hours last year! The great news is that this trend has continued into 2014.

Countywide, we are currently averaging 172 sales per month over $1Million which is really incredible, and EWM’s average is increasing as well! What I find especially interesting is that only about 40% of these sales are single family homes – 60% of them are condos! 10 years ago, no one thought the day would come that more condos than homes sold over $1Million!

Our market is strong right now and people want to be in Miami, which is helping drive our market. Cash sales are also more common today than ever before. It’s an exciting time to be in real estate in Miami!

Overpriced and Undersold

Miami Dade Luxury Sold Properties

With the Miami real estate market rising, more and more sellers think it’s ok to price their home high when they list it so they have room for negotiations, and/or to see if someone makes a high offer. But typically, it just prolongs the time it takes to sell the house and results in sellers taking even less down the road once the asking price is where it should be. The highest prices are coming in on homes priced closest to their projected selling price (within 5-10%) – we see multiple offers come in and the perceived demand is great. If the house is overpriced, there isn’t as much interest generated and buyers simply aren’t making offers! It’s important to note though that pricing is an art and not a science, so it’s always helpful to consult with an experienced realtor to help guide you! Thinking about selling? I can help!

EWM Realty International #1 in Sales of $1 Million+ Properties in Miami-Dade County in 2013!

A wonderful press release was sent out yesterday confirming that EWM Realty is the leader when it comes to the million dollar market in Miami-Dade County, both in terms of the number of units sold and the dollar volume of units sold. Congratulations EWM! Here is a copy of the full press release:

MIAMI (January 31, 2014) – The year 2013 was a watershed year for million-dollar plus properties in Miami-Dade County, and EWM Realty International, one of the largest real estate services firms in America, and a South Florida exclusive affiliate of Christie’s International Real Estate, was at the forefront of the expansive growth.

The 50-year residential real estate brokerage firm was number one in Miami-Dade County once again last year for the total number of million-dollar-plus residences sold, as well as total dollar volume.

According to data from the Southeast Florida Regional Multiple Listing Service (MLS), EWM had a total of 420 single-family home and condo sales in excess of $1 million for the period of January 1 – December 31, 2013, reflecting $900 million in total sales. That number is 26% higher than its next closest competitor who had 334. The remaining top five brokers had a total of 295, 162 and 96 sales, respectively.

“The sale of million dollar-plus homes and condos grew by 27% in 2013 vs. 2012, “ said EWM President & CEO Ron Shuffield. “The ongoing impact of the international buyer, evolving markets such as China, and a sharp increase in the number of buyers from the northeast, continued to further South Florida’s appeal as a truly global market.”

“Miami-Dade’s million-dollar plus market has been rapidly evolving,” continues Shuffield. “With exponential growth of art and cultural offerings, the region has hit its stride in the global residential real estate arena.”

A recent report from Christie’s International Real Estate, titled ‘Atlantic Insights,’ includes Miami with New York and London as three of the most vibrant world cities currently attracting the globally affluent buyer.

In the period 2003 to 2013, the number of million dollar-plus homes and condominiums that have been sold in Miami-Dade has grown three-fold, from 628 annual sales at year-end 2003, to 1,918 at year end 2013.

In the recent issue, the markets in London, Miami and New York were examined and compared – 3 cutting edge cities currently experiencing tremendous growth.
