Attention Miami Sellers: 9 Tips for a Great Showing!

Here are my most critical tips for sellers to help them get their house sold quickly and for the highest value:

1. Keep your house immaculate. Pick up after your children. Make sure there aren’t any dishes in the sink. Hang your towels up. Make all the beds. You get the picture.

2. Leave the house! Don’t be there for the showing! Clients like to be alone when looking at a house. They don’t want to worry about saying something that might offend you, and they won’t want to look in the closets if you are there. So give them space and leave your house when it’s time to show it.

3. Ask Sherwin Williams. Paint to freshen up your walls. Paint all the baseboards and moldings and touch up your walls so everything looks crisp and clean.

4. De-clutter! you are most likely still living in the house when you go to list so I understand this can be hard, but cleaning up and de-cluttering is arguably the most imp thing you will do to impress and attract your buyer. Get rid of old toys, clean out your closets, clear off ALL your counters. It makes your house look bigger and more inviting! The homes that show best are the ones that look staged, so think about how you’d want a house to look if you were going to see houses and make your house sparkle like that!

5. Have a garage sale BEFORE you list! Many sellers like to have garage sales just before they make the big move into their new home. But you are much better off having that garage sale BEFORE you list your house and getting rid of all your junk before people start coming in to look at it.

6. Scale back your family photos. While I never tell my clients to take down all their family photos because I do believe they add warmth to a house, it can be distracting to buyers if you have too many pictures around the house. Buyers end up looking at pictures the whole time instead of the house!

7. Be flexible with showings. Try as much as you can to show the house when people ask to see it. There are obviously times that just won’t work, but I see one of my most important services as making myself available. It is best if sellers can take the same approach.

8. Be mindful of the odor. I’ve written about this topic before. Smells are very important so make sure you get rid of the dog or cat smell! Also think about this before you cook your favorite fried fish.
Buyers won’t want to taste the leftover smells!

9. Curb appeal can seal the deal! Keep your trees trimmed and your grass cut. Plant flowers in the front – a little color can go a long way and curb appeal is so important. It’s the first thing a buyer sees!

A few weeks ago, a high end condo at the Gables Club that had been on the market for 9 months announced that it would be going up for absolute auction. Absolute auction means that no matter what, the condo would be sold to the highest bidder. It had been listed originally for $6,500,000 and it was to be auctioned the weekend of January 27th. Every weekend until that date, the unit was open to be viewed by potential buyers.  Anyone interested would have to be registered with their realtor or on their own. I was so interested in seeing what would happen, because that is a pretty scary proposal for the seller that if someone came in at $2 million and that was the highest number received, they would have to sell. I had someone look that opted out, but if you are interested in an auction, you have to provide the proof of funds and be ready to close at auction. A week before the auction, we received an e-mail informing us that the owner had been presented a contract that he was willing to accept. It seems that the property had appraised lower and that the seller was pleased with the offer. That being said, it sold for more than $1million under the asking price. If the seller had had it listed closer to where it ultimately sold, I believe it would have sold much faster. Who knows, but it was a very interesting scenario!

Price Matters in South Miami Real Estate!

I just listed a very special custom-built home in South Miami that sold within days of being listed, with multiple offers. In doing my analysis, I knew it wouldn’t sell over $1 million, and most comps put it in the mid-$900,000s. While some sellers would be inclined to list it just over $1 million to try to get as much as they could out of it, I knew if we priced it just under $1million, we would derive more interest and maximize the selling price. Within two day of listing it, we had multiple offers. It eventually sold close to the asking price because of all the interest it generated. Our approach ensured that every serious buyer who had been out looking came to see the house. At times it’s hard to know exactly where something should be priced and in this case, I knew the $1 million mark was our ceiling. But by being aggressive on pricing, you won’t be leaving something on the table. You’ll actually probably get MORE out of it!

Real Estate Vultures in Coral Gables

We have a client that was interested in seeing a short sale that just came on the market in a prime location of the Golden Triangle. We called the realtor about it immediately to get him in, but the realtor said they couldn’t get in to show the house for 4 days and to call him back then. Of course we told our client, he drove by the house a few times, and 4 short days later, we called the realtor back.

By the time I got ahold of the realtor that day that he finally had a key to let us in, he already had 4 OFFERS from different buyers, most of which were all cash! Of course I was aghast and asked him how they were able to get in to see the house before we were if he didn’t have a key, and he told me ALL FOUR OFFERS WERE MADE SIGHT UNSEEN. The owner had already selected a “highest and best” and he would not be showing the property.

I am incredibly curious to know what this home sells for. Investors are out there like hawks!

Big Land in Coral Gables

Recently I’ve found that high end buyers are out there looking again and ready to buy. Most of the activity I’ve seen is on properties with plenty of land, so this week I thought it would be interesting to look at homes in Coral Gables on 2+ acres. Currently there are 10 active listings in the MLS on at least 2 acres and almost all of these are in a gated community and on the water. They range in price from $2,699,000 to $15,000,000. A few of these are truly remarkable and a couple of them have even had multiple offers recently! There hasn’t been a sale of a 2+ acre home in Coral Gables in the past year, so I find it encouraging to know that there are multiple offers on these properties today.
