Guest Post: A Homeowner Contractor in Coral Gables

Hi Blog Readers, this is Ashley’s assistant Lillian taking over for today’s post and for a few more in the coming weeks. If you do not know me then you do not know that I am renovating my house right now (and if you do know me then you know that the renovation is pretty much all I talk about – sorry!). Because I live in Coral Gables this renovation requires permitting and inspections, so I thought I would write a little bit about the process as I live it.

First things first, I am remodeling reluctantly. You see, I had a hot water pipe burst in my master bathroom, and I am using this as an opportunity to update a functional but ugly space. My bathroom is also rather small, so I am expanding it, creating a new powder room, and redoing my closet during the whole process – why not go all in, you know?!

While working with an architect and designer to maximize what little space I actually do have, we started talking about the Gables permitting process and both of these professionals suggested that I go through it as my own “homeowner contractor,” which is not as scary as it sounds. No, I am not jackhammering my floors or doing finish work, as a homeowner contractor I am simply responsible for getting my permits, providing the actual contractors’ licenses, and scheduling necessary inspections. My architect and designer suggested that I go this route because it would save me some money (did you know that contractors charge 20% or more to do this for you?!) and some time.

So far, I’ve submitted my plans to the building department, received my permits, and just today went to file my notice of commencement. It has been very easy working with the City’s permit counter, and they have really held my hand through the process: they consistently explain each step and tell me what I need to look forward to and/or bring to City Hall on my next visit. Plus no one has made fun of me for showing up to the building department in a preppy sundress instead of paint-splattered overalls or whatever else you’d expect a real contractor to wear!

Right now I have a building permit in my front window, a dumpster in my driveway, and walls of plastic sheeting hanging through the house. Demolition begins tomorrow at 8:00am sharp, and I look forward to giving you an update at the time of my first inspection – I will have to call my friends at the permit desk to see when I need to schedule that!

The Miami Market is HOT!

The end of 2017 sure felt slow for South Florida’s real estate market. Hurricane Irma hit in September, and after that it just seemed like it took ages for the market to pick up steam. 2018, on the other hand, is off to a wonderful start! Not just for me, but for almost every realtor that I have talked to lately – Miami is moving again! I recently came across an article in The Real Deal, which is a website that has a section dedicated to South Florida real estate, and it says that Miami is not just moving, it is flying!

The article states that, “Between 2012 and 2017, the median home price in Miami rose 57 percent to $275,000, according to Property Shark.” That is a huge leap! There are several hot areas in town, and two of the zip codes that the article lists are places where I frequently have listings and buyers: 33146 and 33156. 33146 is largely Coral Gables near the University of Miami, and 33156 includes the South Gables Old Cutler corridor and Pinecrest. These are both fabulous sections that are full luxurious homes as well as amenities like shopping, great schools, restaurants, and more, so of course people want to live there, and clearly they are paying a premium for those conveniences.

Millennials Are Buying Homes Because of Their Dogs – Not Their Children or Marriages

This is fur real, believe it or not, roughly one-third of recent homebuyers ages 18 to 36 said a desire to have more room for their pets influenced their decision to buy their first home! As a true dog lover, I get it although I can’t say I have bought a house for my dog, (obviously just outside the millennial window)! A recent survey conducted by Harris Poll on behalf of SunTrust Mortgage found that 33 percent of millennial home buyers’ decisions to buy a home was driven chiefly by their dog. Furry friends outranked wedding bells (25 percent cited marriage as their top motivator for buying a home) and kids, too (only 19 percent said the birth of a child was their prime incentive). The survey also found that 42% of Millennials who had never bought a home said that their dog, or the desire to have one, would be a key factor in their decision to becoming a homeowner.

6 Massive Pricing Mistakes

Inman New York recently ran an article called “6 massive pricing mistakes homesellers need to evade,” and it was a highly informative piece that I will share with you at the end of my quick introduction. Pricing is imperative if you are trying to sell your home, yet the pricing process is not a purely scientific one: you can look at active and sold listings to get an idea about where a home should be listed, but various factors can add to or take away from the number tabulated in a comparative market analysis. Joseph Rand, who wrote the article, hit the nail on the head when he selected these six pricing mistakes that so many sellers make:

  1. “Pricing to the unsolds, rather than the solds.” As he explains, the unsold houses in your neighborhood are likely priced too high, whereas the ones that have closed were clearly priced correctly, so their numbers are more important than other active listings.
  2. “Overvaluing the amenities.” While upgraded finishes are lovely, chances are that they will not double the value of your home. While a whole-house generator might allow you to command a higher asking price than a house without it, it is not likely to make your house $100,000 more valuable than your neighbor’s.
  3. “Trying to get full value for improvements.” Like the aforementioned upgraded finishes, improvements to your home will not necessarily add the full value that a seller anticipates. If John paid $40,000 for a new roof last year, then he cannot simply add that amount to a realtor’s suggested list price. Like driving a new car off of the lot, the new roof’s value went down the moment the last nail was hammered in place (read the article below – Mr. Rand does a good job of explaining this).
  4. “Pricing based on what the sellers ‘need.’” Many sellers decide that they want or need to net a certain profit by selling their home and become so focused on that number that they ignore comparable closed sales. This is a big mistake because it truly is not based on reality. Sure, some people probably get lucky and sell for a number that meets their need, but that is all that is – luck.
  5. “Falling in love with the AVM.” Automated valuation models such as Zestimates are despised by the vast majority of the real estate community because, as Zillow admitted, they are simply a starting point.
  6. Nod adjusting to the market’s reaction. Many sellers set their price and simply ignore what the market is telling them – are they getting showings, are people making offers? If not, then they are priced too high and it is time to adjust. If there is a bidding war, then the home was either priced exactly right or possibly a little low, and by driving the price up, the potential buyers are correcting price on their own accord.

Real Estate Update: Renting Miami

Did you know that as of last month Miami ranks ninth nationally in median one-bedroom rental prices? At $1,840 per month for a one-bedroom, we are still way behind first place San Francisco’s astonishing $3,590, but our rental rates have steadily grown. In fact, rent rates rose 1% between January and February of 2016 and are up 5% year over year. If you think that is a drastic increase, then look at two-bedroom rentals – their median price has jumped 13% since last year!

With median rental prices rapidly increasing, isn’t it time to consider purchasing a Miami home?

I’ll Take It, Maybe . . .

Everyone always wants to know what’s going on with the market, but they really think they know. People constantly say “so you must be busy,” as though the market is on fire. And while there is plenty of activity and I have lots of buyers and sellers right now, we are feeling a shift in the wind. It is usually a subtle adjustment that we feel before a change takes hold, and we have started feeling that slight shift.

We have had three deals fall apart in the past few weeks when the buyer brought a reasonable offer and the seller countered back with a reasonable, slightly higher offer. All three times the buyer (in one instance our buyer and twice our seller) said they were done. When the seller brought back the last offer they had received, the buyer decided their last offer was actually too high. In the last few years sellers have had a little more room to play around. Now it seems if you get an offer that you would accept, then you should do so. I am still seeing a lot of buyers in the market, but I can see a shift in the market and the buyers are definitely flexing their muscles.

Fishy Phishing Emails

A few weeks ago I wrote a blog regarding my email being hacked and how this led us to wire money to a fraudulent account. What I did not address in that piece is that hackers are getting in via so-called phishing emails.

Phishing emails are sneaky because they look like they are on the up and up. Some appear as order confirmations from stores, others seem like they are from Zillow, and then there are those from friends and associates containing strange links. While they seem legitimate, there is always some sort of “tell” that can show you that they are not. For example, if you hover your cursor over the email address, you might notice that one letter is off. Similarly, you can hover over a link within an email and see if it exposes the fact that the link does not direct you to the intended destination.

The problem with these emails is that they look so real that you and I would likely not think twice about opening them or clicking on the link, which could grant hackers access to your account. The only real solution to phishing scams is for all of us to be vigilant. It takes extra time, but do hover over links and email addresses to determine if they are correct. If not correct then report them as spam. EWM Realty has an email address where we can send anything that seems odd, and I’ll bet that many other large companies do too.

We are all on e-mail autopilot, but we have to be more aware. I know that I am standing on a soap box and preaching to you about creating more work for yourself; however, this has to stop. Be careful with your emails and I will do the same, and if you ever see something strange coming from my address please let me know so that I can do everything in my power to fix it.

Miami Real Estate: Where is Our Market Really?

I have been doing a lot of market updates recently, because it is such an interesting time in South Florida. Wherever I go, I hear “You must be loving this market”. Yes, it is a nice, steady market, but it is not exactly what most people out there think. These graphs give such a clear picture of the condo and housing market in Miami-Dade County over the past year. Before last year, we were in such a growth mode, but the past year has shown a rather consistent hold on the market. Yes, you will see a couple of upticks, but overall we are holding steady. This is what I have been seeing in my markets, but again, these graphs reinforce this.

The amount of condos for sale last year in August was 10,542 and this August we were at 11,423, an 8% increase. Single family homes over the same period were at 5,706 last year and dipped slightly to $5,432, a 5% decrease. As far as what has sold, the condo market saw 1,360 sales last August and this year 1,398, a 2.8% increase.

The median sale price for condos in Miami-Dade County increased by 7% when averaging the summer months last year compared to the summer months this year. Single family homes increased by 9%. The last measure we are looking at is months of supply and single family homes seem to be down 10% while condos are up 5%.

All of this shows a healthy market with slight growth. The past few years we would have declared a seller’s market, but now we are in a more balanced market. It is important for sellers to understand that we cannot just put an unsubstantiated price out there and hope to get it. Buyers are still willing to pay a fair price, even if that is the full price, but if a home is priced too high it will sit and lose momentum. It is more important than ever that we are thoughtful with our pricing!

Miami Real Estate Project: Worldcenter
