This past weekend I went to another realtor’s open house because I have some buyers who asked me to preview it for them. It was a lovely property just west of The Falls, and it had been beautifully redone by the sellers. They added impact glass windows and doors, created a modern-feeling open floorplan, upgraded the kitchen with beautiful counters, white Shaker-style cabinets, and Kitchen Aid appliances. It photographed beautifully, showed cleanly, and it was listed for $610,000, which is a very hot price point.
I gave you all of that background because when I pulled up to the home, the turnout was like nothing that I have ever seen. The house sits on a corner, and there were not only cars in its circular driveway, but also down both streets upon which the house sits! I found a spot right out front and then I had to wait in line for 30 minutes to enter the home! In the age of Covid-19, the listing agent did a great job with crowd control, letting one person or group inside at a time, and this was part of the reason why it took some time to get inside, but even if there was not a pandemic going on, she still would have had to limit the number of guests inside – it was just too many people!
My clients passed on the home so I have not followed up with the realtor since my visit to her open house, but I am sure that it is under contract by now because that is just how hot our Miami market is. My listing at 1451 Ancona Avenue is listed for $1,299,000, so twice the price, and we received four offers in one day! If we had had the chance to hold it open to the public, then I am willing to bet that we would have had a similarly-wild open house. Like the listing that I visited over the weekend, Ancona is open, modern, fresh looking, and oh-so-pretty, plus it is less than one block from the University of Miami, making it a very hot commodity!
Those two anecdotes are to say that the Miami real estate market is HOT right now. Inventory is low and buyers are out there. If you are looking to sell your home, then now is the time!
