I recently happened upon a post by Christina Haack on the blog "Zillow Porchlight." If you are unfamiliar with her, Haack is a home flipper who rose to fame on the HGTV show Flip or Flop. Having flipped hundreds of homes, she has some great advice for home sellers, and her “Porchlight” piece titled "5 Home Staging Tips From an Expert Flipper" is a great resource! Her tips include giving a good first impression with curb appeal. She also suggests that all five senses come into play when someone is looking at a property, so a seller should create scenarios that entice all of them. Embrace floor space – this is especially important in today’s pandemic-influenced market. Emphasize architectural details, even the quirky ones! Lastly, she encourages sellers to promote the lifestyle that their home can create by staging an al fresco dining scene and other appealing vignettes.

I am a firm believer in staging a house when it is for sale. This might mean using Christina’s tips for making adjustments to the furniture that you already have, or bringing in a professional team of stagers to furnish some or all of the home. In fact, I have recently had two listings in Coral Gables staged, 5904 San Vicente and 907 Anastasia. The furnishings and accessories that our stager, ShowHomes, brought in, truly helped define the spaces and have driven so much more interest than these homes, if empty, would have realized.
