Neighborhood Spotlight: Ponce Davis

Although it is technically located in Unincorporated Miami-Dade County, the Ponce Davis neighborhood is really in the heart of it all. Surrounded by south Coral Gables, and High Pines, and just a stone’s throw from the pedestrian center of South Miami and many schools, it is truly a convenient location here in town.

Houses in Ponce Davis typically sit on large lots, many with parcels that are over an acre in size. Because the lot sizes are bigger, homes tend to be bigger as well. I just did a quick MLS search and out of the 16 Ponce Davis properties that are currently listed, the average adjusted square footage is 7,484 with the largest house measuring in at 12,713 adjusted square feet. Prices for houses in the neighborhood (not for lots) currently range from $2,695,000 to $11,900,000!

I love the Ponce Davis neighborhood, and guess who else does? A-Rod and J.Lo! Alex Rodriguez is a longtime resident of the exclusive neighborhood who, I have heard, just bought an additional plot of land for extra privacy. Not too shabby of a neighbor!

If you are interested in living in Ponce Davis, check out my two gorgeous listings in the area: 8705 SW 52 Avenue and 5002 SW 86 Street.

Guest Post: A Homeowner Contractor in Coral Gables

Hi Blog Readers, this is Ashley’s assistant Lillian taking over for today’s post and for a few more in the coming weeks. If you do not know me then you do not know that I am renovating my house right now (and if you do know me then you know that the renovation is pretty much all I talk about – sorry!). Because I live in Coral Gables this renovation requires permitting and inspections, so I thought I would write a little bit about the process as I live it.

First things first, I am remodeling reluctantly. You see, I had a hot water pipe burst in my master bathroom, and I am using this as an opportunity to update a functional but ugly space. My bathroom is also rather small, so I am expanding it, creating a new powder room, and redoing my closet during the whole process – why not go all in, you know?!

While working with an architect and designer to maximize what little space I actually do have, we started talking about the Gables permitting process and both of these professionals suggested that I go through it as my own “homeowner contractor,” which is not as scary as it sounds. No, I am not jackhammering my floors or doing finish work, as a homeowner contractor I am simply responsible for getting my permits, providing the actual contractors’ licenses, and scheduling necessary inspections. My architect and designer suggested that I go this route because it would save me some money (did you know that contractors charge 20% or more to do this for you?!) and some time.

So far, I’ve submitted my plans to the building department, received my permits, and just today went to file my notice of commencement. It has been very easy working with the City’s permit counter, and they have really held my hand through the process: they consistently explain each step and tell me what I need to look forward to and/or bring to City Hall on my next visit. Plus no one has made fun of me for showing up to the building department in a preppy sundress instead of paint-splattered overalls or whatever else you’d expect a real contractor to wear!

Right now I have a building permit in my front window, a dumpster in my driveway, and walls of plastic sheeting hanging through the house. Demolition begins tomorrow at 8:00am sharp, and I look forward to giving you an update at the time of my first inspection – I will have to call my friends at the permit desk to see when I need to schedule that!

What a Wonderful Weekend in Miami!

Photo from www.miamiandbeaches.com
President’s Day Weekend is a great time to be in Miami. Between the Miami International Boat Show and the Coconut Grove Arts Festival, there is a ton to do over the holiday weekend! While I have been to the Boat Show several times in the past, I have not visited it at its new Miami Marine Stadium location, which I hear is fabulous – and is much more convenient to me than Miami Beach was.

Having grown up in Coconut Grove the Arts Festival has always been near and dear to my heart. Did you know that it was founded in 1963 by Charlie Cinnamon? What was once a quaint little art gathering is now a massive event that finds approximately 120,000 people looking at and buying art, watching live entertainment, and of course eating and drinking!

This weekend is supposed to be sunny with highs just hitting 80 degrees and lows in the low 70’s. I hate to rub it in to out of towners, but between that forecast and these amazing activities, why are you not in Miami this time of year?

Two Steps Forward for Coral Gables

Photo courtesy of Photo from Miamidade.gov
Since before 2016 I have been hearing whispers that Coral Gables planned on annexing High Pines and Ponce Davis. On the heels of those whispers have been rumors that the County would only relinquish those very well-to-do areas if the Gables also took over the Little Gables section. Those whispers and rumors became news back in 2016 when the Gables actually started the process of annexing these areas.

We are not living in the Wild West, so Coral Gables did not simply get to stake its claim on High Pines, Ponce Davis, and Little Gables. Rather, it is a complex process and if you look at the annexation schedule on CoralGables.com you will see that the city will have to progress through 17 steps/meetings for Little Gables and 15 for High Pines and Ponce Davis. That is a lot of bureaucracy!

So where do we stand? Back on March 20th, the County Board of Commission voted to move the Little Gables annexation application to the Planning Advisory Board, and on June 5th, the Commission did the same for the High Pines and Ponce Davis application. Those are two good steps forward for Coral Gables. With 9 more hurdles to jump, let’s hope that these applications don’t take two steps forward and two steps back!

For more information about this process, visit https://www.coralgables.com/annexation-process-test and https://www.miamidade.gov/incorporationandannexation/coral-gables.asp

Big Land in Coral Gables

Recently I’ve found that high end buyers are out there looking again and ready to buy. Most of the activity I’ve seen is on properties with plenty of land, so this week I thought it would be interesting to look at homes in Coral Gables on 2+ acres. Currently there are 10 active listings in the MLS on at least 2 acres and almost all of these are in a gated community and on the water. They range in price from $2,699,000 to $15,000,000. A few of these are truly remarkable and a couple of them have even had multiple offers recently! There hasn’t been a sale of a 2+ acre home in Coral Gables in the past year, so I find it encouraging to know that there are multiple offers on these properties today. It’s just another sign that we’re turning this market around! To see a sample of these spectacular listings, see the map below!

Best Priced Lot in Ponce/Davis!

DSC_0036

I just listed a beautiful piece of land in the highly sought Ponce/Davis area. This special property is a flow-through builder’s acre that runs the length of the block between 48th Court and 47th Place. This lot is the most competitively priced in the area. This is your opportunity to build your dream home! The street is incredibly quiet and private, so this lush lot couldn’t be more ideally situated. There is currently a home on the land, but it is a tear down and cannot be viewed. The property is located at 7611 SW 48 Court and it is listed for $935,000. Bring us an offer today, or contact me for additional details!
