Miami Real Estate Insight

Earlier this week I had the pleasure of attending a market outlook meeting put on by EWM called Insight. The panelists were Alice N. Bravo P.E., the Director of Transportation & Public Works, Miami-Dade County, Dr. J. Antonio Vallamil, Founder & Principal, Washington Economics Group and Ron Shuffield, President & CEO, EWM Realty International.

It was interesting and enlightening. The real estate take away from Ron was that, as realtors, we should be pushing to reduce asking prices. Currently our $1,000,000 + single family home market is carrying a 26 month supply and there has been an 11% decrease in sales. I have said this many times, but below 12 month’s inventory represents a seller’s market, 12-18 month’s supply is a balanced market and over 18 month’s supply is a buyer’s market. In spite of these numbers, I will say, we have experienced a lot of activity in the past few months. Priced well, good houses are selling. The foreign buyers, or lack thereof, really hit us last year. 2 years ago 32% of every buyer was from outside of the country, last year 25% were foreigners. The most dramatic example of this are the Argentinians who would be spending 24% more with their currency value compared to our dollar today versus a year ago.

The good news is the value of luxury we afford in Miami compared to other important cities in the world. A 120 sq meter (1,291 sq ft) condo in Monte Carlo, for example, is a staggering $45,000/sq meter ($4,349/sf), while Miami Beach is $8,180/sq meter ($760/sf). New York is $22,482/sq meter ($2,089/sf) and Downtown Miami is $5,113/sq meter ($475/sf). It makes Miami look like a deal, right?!

I am cautiously positive about 2017, as we have gotten off to a great start! Much different than last year!

Good Luck to My Running Community

I am a runner and have been most of my life. It checks so many boxes for me: exercise, social, therapy, and an hour or so without a cell phone! 19 years ago I signed up for the TeamFootWorks marathon training program with the sole intention of getting to know some people in the running community in Miami. I never would have guessed how much more of an impact it would have on my life.

I ended up running 8 marathons and got back into competitive running. But, more than anything, are the friends I made. Friends that became an integral part of my life. You can’t imagine what you talk about over a 20 mile run! Katie, who has remained one of my running partners as we dialed those miles back a little, and I share the seemingly unimportant things that are going on and get to bounce concerns and ideas off each other.

Sunday is the Miami Marathon and Half Marathon and I have so many friends from every aspect of my life running it! I love that this local event has introduced running to so many people that have never run before. Good luck to all the runners this weekend. It looks like it may be raining and chilly, but I am looking forward to spending 13.1 miles with one of my very first running partners and dear friends!!

Gables Real Estate: 3rd Quarter 2016 Market Outlook

Luxury Miami Homes for Sale

The third quarter of 2016 saw definite changes in the Coral Gables real estate market, especially when you consider homes priced between $1,500,000-$2,000,000. When looking at properties in this price range that are not on the water (you’d be hard pressed to find waterfront for under $2,000,000 anymore!), and not in financial distress there are a few important trends.

The first statistical increase that we have seen in this market is the amount of inventory. The third quarter of 2016 has an average of 18.5% more available inventory than during the same timeframe last year. That kind of increasing number always makes me wary because a hefty amount of available properties can soften the market; however, the good news is that sales are up 37% in that same time period. While the number of closed sales is not staggering, it is great to see an uptick in that category.

Another interesting increase is the average sale price per square foot. This jumped 7% from third quarter 2015 to 2016. If you look at the chart and discount the two months that came in with “0” for the price per square foot, then the price increase has been slow but steady and we have landed at a very respectable $448/square foot as an average sale price.

What these trends show me is that pricing a home properly is more important than ever in today’s real estate market. Properties that are sitting on the market and keeping the available inventory high are those that are priced unrealistically, while those that come onto the market at the right price are moving relatively quickly to the “sold” column. While there is definitely an emotional side to purchasing a home, at the end of the day it truly is all about the bottom line, as indicated by the third quarter of this year! Miami Real Estate July 2016 Market Update

The Miami Herald recently ran a piece called “Miami real estate had a really bad month in July.” Ouch. That is not something that, as a realtor, I want to see! However, I know that I put just shy of $6,000,000 worth of property under contract during just that month, so it did not feel quite so doom and gloom to me!

After my shock and dismay at the headline, I actually took a moment to read the article. Sure, there are negatives in there, including the down condo market and the lack of foreign investment, but the real estate market does have some positive things going for it. For example, I think that the fact that the number of foreclosures is down is excellent news because it means that our market has grown healthier in that regard. I have also found that what Ron Shuffield said is true: “the middle of the market is still strong.” Mid-priced listings are in high demand because, at the end of the day, not everyone can afford to spend $1,000,000 on their home.

As always, price does come up in this article. Pricing is up 7.9% for single family homes year over year in July of 2016. I do believe that this will stabilize now that the market has shown evidence of a slow-down. It might be time to revisit pricing with some of my listings that have not received the attention that they merit.

I do realize that this summer has felt slower than summers past, but, in addition to the obvious negatives, there are some positives in our real estate market! Hopefully now that we are all back to school and back in work mode, we will see an uptick in sales here in South Florida.

State of the Miami Real Estate Market

I think that people across the board are interested in real estate. Whether I am here in Miami or skiing in Aspen like I was last week, I tend to field at least a handful of market-related questions from curious individuals every day. Lately we have experienced a marked slowdown, so I have been asked about that a lot. People want to know if there is a crash looming, should they buy now, should they sell now? The list goes on, but you get the idea.

First things first, no, I do not think that we are in another crash-type situation. The market feels like it has shifted, but it has not tipped totally over to a buyers’ market. However, many buyers think that we are absolutely in a situation that favors them, while many sellers have dug their heels in on their prices, and this stalemate is causing deals to simply not happen. On the other hand, sellers who price their homes properly from the onset of their listing period are seeing their homes sell quickly – and occasionally bidding wars have happened.

Take a look at the chart above. This tracks non-waterfront Coral Gables homes listed between $1,000,000-$2,000,000 for the period of January 2015 through March 2016. Currently, the list and sale price per square foot are almost equal, which goes to show that well-priced homes in this price range are selling.

Having been in the real estate business for 25 years (I’ve said it before and I’ll say it again – I started very young!), I love to answer people’s questions about our market. As people have noticed, we have experienced some ups and downs recently, but if you look at the trends over the past year or so, real estate in Miami has fluctuated from month to month. It looks like we are on the upswing right now, so hopefully this positive trend will continue.

Getting Rid of Miami’s Vice

The Financial Crimes Enforcement Network (“FinCEN”) recently revealed that it has issued a temporary Geographic Targeting Order in Miami-Dade and New York Counties. The so-called “GTO” will require some title companies to report all-cash purchases in excess of $1,000,000 in Miami and $3,000,000 in New York that are made by LLC’s. By reviewing these specific transactions, FinCEN is hoping to target those who invest in real estate as a way to launder money or otherwise hide criminally-derived wealth.

Although a Geographic Targeting Order in Miami sounds frightening, it really is not. I regularly have buyers purchase homes in an LLC, all cash for over $1,000,000 and they have nothing to worry about because they are not criminals. FinCEN might review their closings or it might not and it really has no bearing on these legitimate buyers. On the flip side, I do hope that the GTO catches people who are using my city’s real estate to hide money or for other nefarious reasons. Miami has historically been known for its “Vice,” so let’s hope that the government can help us shake that reputation.

Don’t Get Scammed!

This past week we had a closing, woohoo, usually a very good thing! It was a very straight forward deal with a cash buyer and a good seller. All was on track and had been very smooth from the beginning. The day before we were to close the seller’s attorney reached out to us and sent us wire transfer instructions for our overage check. No problem, we sent the overage and continued communicating as to when the seller would be coming in to sign . All of this happened as it would in any deal.

Until…. The morning of the closing, the buyer said the overage was not supposed to be wired. We explained that we had clear instructions from her attorney. She insisted this was not what her attorney was telling her. At this time, we received another e-mail from the attorney apologizing that she had inadvertently sent us the wrong wire transfer instructions. She said she had contacted the group that was receiving it and they would reject it, it would bounce back and then we could proceed.

At this point I was worried that the attorney was not being honest with her client as to her mistake. I told my assistant to make sure and continue e-mailing so we had proof of the communication.

About an hour later things were still not sorted out, the wire had not bounced back and I was starting to wonder just what was going on. My assistant could not find the number for the group that had received the wire, but the attorney in the e-mail said they had spoken with them. I told her to call the attorney and get the number for this 3rd party. When she spoke with the attorney she said that she had not given those instructions and seemed to be completely confused by our conversation. At this time I realized that either the attorney had dementia or we were the victim of fraud. It became clear the second was the case. When my assistant checked the e-mail address it was off by one letter. We had communicated all day with these people who had obviously hacked into my e-mail, because they knew everything about the deal and were able to carry on very insightful conversations about what was going on.

We have since heard so many stories just like this. It is scary to think how easily someone can get into your e-mail and redirect money. We still don’t know exactly how they got in, but I understand that people posing as Zillow leads get you to click on a link and can gain access to your account.

We have not yet heard if the money was recovered. My company, EWM, is working with Wells Fargo and Chase to track down the money. The bigger banks are very aggressive, because with so much online banking this can easily happen.

Be aware and if anyone gives you wire transfer instructions make sure and call the person giving you instructions to confirm it is correct. We have to be vigilant against this kind of crime!

The Underline: Improvements to our Miami Metrorail

It’s exciting to hear of the plans designed to drastically improve the access road under our metro rail. It’s sounding like a GREAT new path for my long weekend runs! The idea is to create a 10 mile linear park with a variety of settings as you bike, walk, or run along the Metrorail beginning at the Miami River, Brickell station, all the way to Dadeland station. There will be two separate paths for walking and biking, lush landscaping, places to sit and socialize, work out stations, and really so much more. Some of the more creative ideas include art displays at the Coconut Grove station and around the University of Miami there will be a new business “pop-up” concept where entrepreneurs can temporarily open shop and market themselves. The access road under our metro is so underutilized and the link below will show, in more detail, the improvements coming in 2016. OK, so they may not have been anywhere near number one in recent years but I hear good things that I WANT TO BELIEVE about this season! Yes, I’m excited football season is around the corner and I know I’m not alone! I’m also interested to see the updated Sun Life Stadium. The renovations are being done in two phases in order not to interrupt the season so fear not. Some of the improvements I found listed on their website:

Last Call at Fox’s Lounge

I made it just in time for last call! We chose Fox’s Lounge (aka Fox’s Sherron Inn) as our “girls night out” destination a couple months back, not knowing it would be our last visit. Just last week the South Miami landmark closed its doors. The timeless dive, known for its dim lighting, retro decor, and walk up liquor store, has been around for nearly 70 years! The old “package store” saw a number of high school students from my day, trying to sneak a purchase for a party. It was also the location of some dear friends annual Christmas caroling. While it looked like a whole in the wall it was known for its fried chicken and frog legs. Old time regulars are hoping for a modern reincarnation of Fox’s but we’re not really sure what is to come. We do know the owner of the property, Venezuelan Rene Dahdah, plans on modernizing the area and is thinking of building another restaurant and possibly some residential spaces.
