Waterfront Lot Size Discrepancies

Luxury Miami Homes for Sale

Lately I have had the pleasure of showing several waterfront homes to a buyer. When I show property, I like to give the buyer as much information as possible, so I always hand them the MLS sheet, the tax roll, the listing history, and anything else that I can get my hands on such as a survey or floor plan. Once my buyer zeroed in on a few homes, she really started to analyze the information I had given her and she called me with an important question: why did the lot size on MLS listing sheet almost always reflect a larger number than the Miami-Dade County tax rolls?

Waterfront lots are interesting because, well, they end in the water. Because water is a dynamic force that can rise or become lower, Miami-Dade County does not utilize the entire square footage of a waterfront lot in its tax rolls. Rather, the County will only measure up to what is known as a “survey tie line” to assess this type of property rather than measuring the entirety of the lot, all the way to the water’s edge.

Although Miami-Dade County does not assess waterfront lots based on their true size, a buyer who purchases such a lot does, in fact, own all the way down to the water’s edge. During the contract period, a buyer’s closing agent will order a survey of the land and that document will show the survey tie line, but will also give credit to the whole lot. Upon selling, owners can then provide that survey to their realtors so that they can list the correct lot size. This is why my astute buyer noticed that the lots in the MLS were, more often than not, larger than reflected in the tax rolls.

Good Bye Summer . . . Hello Fall?

Have the kids finished their summer reading? Written their papers? Vaccinations and medical forms filled out? Rides organized to and from school? What about after school activities? S I G H. Where did the summer go?!? I will say that I’m ready for football season which officially starts next month!

As Real Estate normally experiences a lull during the summer, thankfully that wasn’t the case in my office this year AT ALL. I was, however, able to break away and drive to and from the Keys over the last couple of weeks to join my family for some summer fun. We went lobstering, diving, boating, paddle boarding, parasailing, it always goes by TOO QUICKLY! My family really looks forward to this yearly Key West trip and now it’s back to reality. Time to adjust the bedtimes and start focusing on what this next school year has in store.

SkyRise Miami, Game Changer or No Game?

Miami Luxury Real EstateSkyRise Miami is the proposed project that would stand as the tallest building in Florida, rising 1,000 feet in the air. The project would be downtown, by Bayside Marketplace. It has been likened to the Eiffel Tower and the St. Louis Gateway Arch. Planned amenities included observation decks, a restaurant, nightclub, ballroom, an interactive exhibit and rides. The construction was expected to begin mid-2014, but this iconic project has hit some bumps along the way. Jeff Berkowitz, the developer, was denied $9,000,000 in county funding recently after Miami Mayor Tomas Regalado urged commissioners to reject it because there is a debate if it was disclosed that county dollars would be pursued to complete this project. With one county commissioner missing from the meeting that denied Berkowitz the necessary money, the committee agreed to take up the SkyRise vote again at a future meeting. The Calming Waters Around Flood Insurance

After The Biggert-Waters Flood Insurance Reform Act passed, I wrote an article about rising flood insurance premiums. This greatly affected buyers and sellers by making it difficult to buy and/or sell in high-risk areas due to the unaffordable cost of insurance. Thankfully Congress approved a new bill to alleviate some of the financial stress that was suddenly placed on the properties in high-risk flood insurance zones, many of which are in our community! The Homeowner Flood Insurance Affordability Act passed in March, capping annual insurance premium increases under the National Flood Insurance Program at 18% per property annually. It also allows people buying homes covered under the federal flood insurance program to pay the subsidized premium rate at first, rather than the higher rate. While this doesn’t tackle the bigger issue at hand, it does calm the waters for now!

The Beautiful Coral Gables Waterway

The Coral Gables and Coconut Grove waterfront market is one of my specialties and something I love. As an avid watersports person, the idea of coming home from work and going paddleboarding or sunset cruising sounds delightful! The Coral Gables waterway is especially beautiful to me and I always have an eye on those homes that reside on half-acre+ lots. In the past year, there’s been a flurry of activity on the waterway with 5 sales, all on nice sized properties. The average price per square foot of these properties is $645. Two years ago there were only 2 sales in this market, and last year there were 4 sales. With only 1 house currently for sale on a half-acre+ waterfront lot (and a beautiful one at that!), there isn’t much to choose from, but I promise I’ll be watching in case anything becomes available! 2013 Miami Real Estate Year in Review!

2013 was a busy year for Miami real estate with tremendous improvements across the board – inventory continued to drop, prices rose (sometimes dramatically), homes sold closer to their asking prices, and the average days a listing was on the market before it sold went down. Looking at the Miami luxury real estate market, we saw the same progress. In fact, there were more sales over $1.5M this year in all of the major markets (Coral Gables, Coconut Grove, Miami Beach, Pinecrest, Palmetto Bay) than there were last year, and we still have sales left this year that haven’t been recorded! This chart shows how many sales occurred this year compared to last year for these $1.5M+ homes. Pinecrest had a 50% increase from 40 sales last year to 60 this year, and Palmetto Bay didn’t have any sales over $1.5 million last year but there have been 3 this year. Here’s to a wonderful 2014 in Miami real estate!

Exquisite Gables Estates

Coral Gables is home to some of the most incredible waterfront, gated communities in all of South Florida. Exquisite homes, expansive views, spectacular yachts – it can all be found in Coral Gables! The crème de la crème of all the communities down here though is Gables Estates. Known for its expansive acre-sized lots, regal estates and incredible water-frontage, this is luxury Miami living at its finest. Residents in Gables Estates must be members of the Gables Estates association, which involves an approval process and entry fee saved for only a select few. Home sales in this luxurious community have been on the rise – there have been 10 sales in the past 12 months compared to 9 the year prior and only 4 the year before that. We are definitely feeling the high-end market come back and certainly relying on these increasing sales in Gables Estates as support!

The Islands of Cocoplum in Coral Gables

 

Cocoplum is one of the nicest gated communities in Coral Gables. Most of the homes within Cocoplum’s gates are waterfront, many with no bridges to the bay, making it even more desirable. Like the rest of Miami, prices of waterfront homes in Cocoplum have been on the rise in the past few years and the trend continues upward. This week I analyzed waterfront real estate sales in Cocoplum from the past 6 months and compared it to the same 6 months in recent years. This year, there have been 6 closed sales compared to 4 in 2012 and none in 2011! Last year, these homes sold for an average of $501/square foot and that number has increased 6% this year to $529/square foot. There are currently 7 waterfront homes pending sale in Cocoplum with an additional 13 homes on the market. Cocoplum is busy! Interested in buying in there? I can help!
