The Miami Market is HOT!

The end of 2017 sure felt slow for South Florida’s real estate market. Hurricane Irma hit in September, and after that it just seemed like it took ages for the market to pick up steam. 2018, on the other hand, is off to a wonderful start! Not just for me, but for almost every realtor that I have talked to lately – Miami is moving again! I recently came across an article in The Real Deal, which is a website that has a section dedicated to South Florida real estate, and it says that Miami is not just moving, it is flying!

The article states that, “Between 2012 and 2017, the median home price in Miami rose 57 percent to $275,000, according to Property Shark.” That is a huge leap! There are several hot areas in town, and two of the zip codes that the article lists are places where I frequently have listings and buyers: 33146 and 33156. 33146 is largely Coral Gables near the University of Miami, and 33156 includes the South Gables Old Cutler corridor and Pinecrest. These are both fabulous sections that are full luxurious homes as well as amenities like shopping, great schools, restaurants, and more, so of course people want to live there, and clearly they are paying a premium for those conveniences.

The New and Lovely Giralda Plaza

While you will often find me dining on Miracle Mile, in Merrick Park, or somewhere in Coconut Grove, I had not been out to eat on Giralda in quite some time. I recently went to the ever-reliable Bangkok Bangkok, located on what is now the Giralda Plaza, and I really loved how Coral Gables has transformed the area! What was once a typical street has been closed off to traffic and is now a beautiful pedestrian corridor surrounded by shops and restaurants, restaurants that can now serve their diners outside in a lovely atmosphere. There was even live music playing when I visited! I always recommend Bangkok Bangkok but go check out Talavera and Mesa Mar as well.

If you have not been to the new Giralda Plaza, treat yourself to an evening out!

Paseo de la Riviera: the New Project at the Old Holiday Inn

If you have driven down US1 in Coral Gables lately, then you might have noticed that the old Holiday Inn across from the University of Miami has been demolished. This demolition has been a long time coming, but it was wild to see this longstanding building gone. What a change on the highway!

The parcel that housed the Holiday Inn is being re-imagined by NP International and, when all is said and done, it will be a mixed use retail, hotel, and residential development. Called Paseo de la Riviera, this project will also include an open-air “paseo,” or walkway that will encourage pedestrian traffic to the property’s various shops, cafes, and even a “chef driven neighborhood restaurant,” according to its website.

With a 252 room hotel and 224 residences in addition to retail spaces, it does seem like parking will problematic. The developer is including 840 parking spaces and a valet at the property, and although that is a big number it does still seem a bit tight to me! Traffic has also been a concern, but the developer claims that, “It is important to note that Paseo is not a significant traffic generator. Paseo will be the source of substantially fewer vehicular trips, over a far more limited period of time, than the traffic volumes associated with the scale of big-box retail or strip-mall development that could be developed on the site.” I sure do hope that that proves to be correct because we definitely do not need any additional traffic in the area!

Like every project that aims to enhance our South Florida community, I wish Paseo de la Rivera well. However, if it makes it even more difficult to travel up and down US1, then you might be reading a totally different blog about this development in a couple of years!

Miami’s Best Pizza is Back!

I can almost smell it!

I can’t tell you how much I used to love Miami’s Best Pizza and how sad I was the day that it closed back in 2014!! We would get a pizza from Miami’s Best at least once a week and it was something my whole family could agree on! Sunday night was normally the night for a large pepperoni and onion pizza and a side salad. So it really hit the Cusack family hard the day it closed.

But 2018 will bring great things and one of those is the comeback of Miami’s Best Pizza!!! The new pizza place will be next to Titanic Brewing just down the street from the University of Miami! A new year’s resolution of mine is to try to be a positive force in the world and I feel like I am doing that by celebrating this momentous occasion, despite the fact that I have gone gluten free since it closed WAH WAH! Anyway, for all of you glutenous people that can enjoy this wonderful pizza, I will celebrate!
