Why Florida’s Bill 447 Relates to You

On July 1 of this year, House Bill 447 came into effect, which modified Section 125.56 of the Florida Statutes. But what does this mean with relations to you, my current and potential future clients? Bill 447’s passing means that local governments are now able to close an open or expired permit six years after its issuance, as long as there are no safety hazards. Say goodbye to old Hurricane Andrew-era permits!

This will allow buyers and sellers to resolve open and expired permit issues much faster, and minimize delays to closing. Local governments can also now, under this bill, provide written notice to an owner as well as the contractor listed on their permit when a building permit is about to expire. Far too often, we see instances where the contractor or property owner has simply forgotten to schedule an inspection, or file the necessary paperwork to get a permit closed out. Or even more frustrating, we’ve seen occasions where a seller bought the property with the expired permit, and did not realize it. Another amazing pro to this bill is the fact that property owners can no longer be penalized for neglecting an open or expired permit.

Ideally, all of the facets of this measure are intended to incentivize property owners to clean up any permit issues without fear of fines or penalties for the delays. This thereby benefits all sellers that may have inherited an open or expired permit at the time of closing.

An Ultra Chaotic Weekend?

The Ultra Music Festival is back in town. This year, instead of being held at Bayfront Park, it will be on Virginia Key. For those of you who are unfamiliar with Miami, Virginia Key is an island connected to the mainland by one causeway, so there is really only one way in and one way out as far as driving. Ultra attracted 165,000 festival goers in 2017 alone, so getting people to and from the event is going to be one heck of a challenge!

Now that they have relocated, the only way for attendees to get to the festival is via its own transportation, which is either a bus or a water taxi. There are three bus hubs and two water taxi stations set up downtown, and the event’s organizers are strongly urging festival goers to use public transportation to get to those locations so as to lessen traffic. In years past I have always seen attendees on the Metrorail, so the use of public transport should not be a problem. If you are wondering how I know that I’ve seen attendees, it is because they are very often wearing neon tutus and body paint: it is quite a spectacle!

I have never been to Ultra myself, the laid-back Tortuga Music Festival is more my speed, but I know that it generates a good amount of money for Miami, so I have no objection to it. If I lived on Key Biscayne and felt like I was trapped on my island for the weekend I might be singing a different tune, though. Have you been to Ultra? What do you think of the new venue?

The Miami Open

It is tennis time in Miami again! But unlike in years past, the Miami Open is being held at Hard Rock Stadium this year, rather than its former home at Crandon Park. I personally cannot imagine how this change will work. To me, a day at the tournament has always meant a beautiful drive over the Rickenbacker Causeway (albeit in tons of traffic), enjoying the views, and then an enjoyable afternoon on sunny Key Biscayne. The idea of going to Hard Rock Stadium to watch Venus, Federer, and the rest of the stars play their sport just seems weird.

Don’t get me wrong, I actually really like Hard Rock Stadium and I think that they have done a fabulous job updating it, but I cannot seem to wrap my head around watching the Miami Open there. I would assume that not having to fight two weeks’ worth of tennis traffic is a boon to those who live on Key Biscayne – that has always felt like it must be a headache!

Anyhow, has anyone watched tennis at Hard Rock yet? If so, how did you like the new venue?

Feng Shui

As a realtor I have heard a lot about feng shui over the years, but today I had a first. I showed my listing at 5527 SW 87th Street to a couple who actually brought their feng shui specialist with them! Good news: the house ticked off all of the requisite boxes to be considered feng shui!

You probably have a basic concept of feng shui, which is the Chinese concept of orienting your home (or another building, monument, etc.) and the contents of your home in an auspicious way. In theory I know what the practice is, but having now met an actual specialist, it is much more complicated and involved than I actually knew.

After my showing, I Googled “feng shui” to write this blog and . . . wow! There is so much to know! I started reading a Wikipedia article on the matter and it was very detailed and included the various schools of feng shui and I could not even begin to narrow it down to a bite-sized blog. Then I found a much easier to understand article on thespruce.com, “Some Basic Principles of Feng Shui,” that boils it down quite succinctly. Read the article by clicking here.

The article gives you some good insight on the ancient practice, and I think that author Rodika Tchi summed it up nicely with this paragraph: “Feng shui is sometimes thought to be the art of placement—understanding how the placement of yourself and objects within a space affects your life in various areas of experience. It is a complex body of knowledge that teaches you how to balance and harmonize with the energies in any given space—be it a home, office, or garden. Its aim is to assure good fortune for the people inhabiting a space. Although regarded by some in the scientific community as a pseudo-science, feng shui has had an impact on the aesthetics of interior design and the architectural layout of living and working spaces both in its native eastern and, more recently, western cultures.”

The Effect of Interest Rates

Interest rates are always something that we keep an eye on in the real estate business, for obvious reasons. Lately they have been fairly stable, but there is always talk of rates going up. If you take a peek at the chart above, you will see that even a small increase in rates can have a major impact on your buying power.

Lately in Miami we have had a lot of inventory on the market and prices that are coming down slightly, making this a great time to buy. With some 30 year fixed mortgage rates that are even lower than the baseline 4.5% noted in the chart, your dollar will go further today than it will when rates inevitably increase. Miami’s Best Pizza is Back!

I can almost smell it!

I can’t tell you how much I used to love Miami’s Best Pizza and how sad I was the day that it closed back in 2014!! We would get a pizza from Miami’s Best at least once a week and it was something my whole family could agree on! Sunday night was normally the night for a large pepperoni and onion pizza and a side salad. So it really hit the Cusack family hard the day it closed.

But 2018 will bring great things and one of those is the comeback of Miami’s Best Pizza!!! The new pizza place will be next to Titanic Brewing just down the street from the University of Miami! A new year’s resolution of mine is to try to be a positive force in the world and I feel like I am doing that by celebrating this momentous occasion, despite the fact that I have gone gluten free since it closed WAH WAH! Anyway, for all of you glutenous people that can enjoy this wonderful pizza, I will celebrate!

What are those Yellow Bikes?

Has anyone else noticed the bright yellow bicycles that have been popping up all over South Miami? It seems like they just fell from the sky one night and were suddenly everywhere! I keep driving past them, so I had to learn more. Fortunately all it took was a Google search for “yellow bikes Miami,” and I learned all about Ofo, a station-free bike sharing service.

Unlike Citibikes, which has a fixed point where you pick up and return a rental bike, these Ofo bikes can be left anywhere, so long as it is a legal place to park your 2-wheeled transportation. If people are renting bikes and leaving them just anywhere then you might wonder how you find an Ofo. Well, as the old commercial goes, “there’s an app for that!” Simply download the Ofo app, look for a bike near you, then when you are ready to ride, scan the bike’s QR code, and go. Ofo charges $1 per hour for their service, which is a steal! So grab your helmet and take a spin on an Ofo bike!

South Miami Home for Sale on the Ludlum Trail
