Last Call at Fox’s Lounge

I made it just in time for last call! We chose Fox’s Lounge (aka Fox’s Sherron Inn) as our “girls night out” destination a couple months back, not knowing it would be our last visit. Just last week the South Miami landmark closed its doors. The timeless dive, known for its dim lighting, retro decor, and walk up liquor store, has been around for nearly 70 years! The old “package store” saw a number of high school students from my day, trying to sneak a purchase for a party. It was also the location of some dear friends annual Christmas caroling. While it looked like a whole in the wall it was known for its fried chicken and frog legs. Old time regulars are hoping for a modern reincarnation of Fox’s but we’re not really sure what is to come. We do know the owner of the property, Venezuelan Rene Dahdah, plans on modernizing the area and is thinking of building another restaurant and possibly some residential spaces.

South Miami’s High-End Market

South Miami RealtorThis week I did an analysis of the Coconut Grove, Coral Gables, and Ponce/Davis non-waterfront markets between $1,000,000-$5,000,000. The chart to above shows we have grown in inventory by about 18% over the past two years. In turn, our sales are up about 27% over that same time period and pending sales are up 30%. This graph is a direct reflection of what we are feeling in the market. The market is strong, with a good amount of activity, but the increase in inventory has taken what was a seller’s market a year or more ago, to a much more balanced market this year. It is clear that the high-end market is still very active. With the real estate crash, builders have not been building new homes like they did in years past.  As such, we are finding fewer and fewer new construction homes on the market these days. There are 21 houses in the Grove listed right now that were built in 2004 or later, 31 in Coral Gables and 32 in Pinecrest. This is about 50% less than what was on the market two years ago! Those that are on the market are generally selling faster and higher than they have in the past, because they are in higher demand. I am actually surprised to see how much higher they are selling, too! Many of today’s buyers favor homes that are completely updated and turn-key ready, which these new construction homes offer. With an average of 3 new construction homes selling per month, it won’t be long before this inventory is depleted. It’s time to get building again!

Price Matters in South Miami Real Estate!

I just listed a very special custom-built home in South Miami that sold within days of being listed, with multiple offers. In doing my analysis, I knew it wouldn’t sell over $1 million, and most comps put it in the mid-$900,000s. While some sellers would be inclined to list it just over $1 million to try to get as much as they could out of it, I knew if we priced it just under $1million, we would derive more interest and maximize the selling price. Within two day of listing it, we had multiple offers. It eventually sold close to the asking price because of all the interest it generated. Our approach ensured that every serious buyer who had been out looking came to see the house. At times it’s hard to know exactly where something should be priced and in this case, I knew the $1 million mark was our ceiling. But by being aggressive on pricing, you won’t be leaving something on the table. You’ll actually probably get MORE out of it!
