The New and Lovely Giralda Plaza

While you will often find me dining on Miracle Mile, in Merrick Park, or somewhere in Coconut Grove, I had not been out to eat on Giralda in quite some time. I recently went to the ever-reliable Bangkok Bangkok, located on what is now the Giralda Plaza, and I really loved how Coral Gables has transformed the area! What was once a typical street has been closed off to traffic and is now a beautiful pedestrian corridor surrounded by shops and restaurants, restaurants that can now serve their diners outside in a lovely atmosphere. There was even live music playing when I visited! I always recommend Bangkok Bangkok but go check out Talavera and Mesa Mar as well.

If you have not been to the new Giralda Plaza, treat yourself to an evening out!

Why I Love Living in Coral Gables!

Let me count the ways! (Sorry, I have been helping my daughter study Romeo and Juliet lately!) But really, I love the services in Coral Gables, like our police department, fire department, and the garbage pick-up. I know, really, the garbage pick-up? Yes, the people that work in all of these departments are helpful, friendly, and you really feel like they are there to take care of you. The garbage people, for example, will move out the way to let you pass and wave as you do – not to mention the fact that they retrieve the garbage from the side of your house so that you do not have to haul it out yourself!

The City Beautiful sure is beautiful, but there are even better reasons to live here! The services that our tax dollars provide are second-to-none, and our taxes are actually lower than many other parts of Miami-Dade County. That is why I love living in Coral Gables!

The Importance of Sunday Open Houses

Are you someone who sees an open house sign and immediately pulls over to take a peek? I might be one of those people, except I am generally the one holding homes open on Sundays. My listings are all advertised online with beautiful photos and even floor plans so you might wonder why I bother with this seemingly-antiquated practice: I do them because open houses work.

I have often had sellers question me about holding their home open, and I do understand that it feels as if I am kicking them out of their house on a Sunday afternoon so that their nosy neighbors can look around. While I do get my fair share of neighbors, that’s a good thing – those neighbors are a great source of word-of-mouth advertising! I receive countless phone calls that start with “my friend came by your listing on Sunday and thought it would work for me,” as a direct result of an open house.

Another benefit to holding our listings open is that it gets shy potential buyers into a property. There are buyers out there who, for whatever reason, hate to schedule appointments to see homes. They tend to attend open houses and if they like what they see, then they are more than willing to make an offer. In fact, I recently had a gentleman attend a Sunday open and he submitted an offer on Monday.

Buyers often also tell their realtor a price cap not to exceed when searching for potential new homes. That same buyer might stumble upon a house that their realtor has not mentioned because it was out that price range. Very often the buyer will love the home and buy it.

Sunday open houses might feel like an inconvenience, but they truly do work. Around 10% of our sales come from an open house. You may miss watching a football game from the comfort of your own couch, but you should make that sacrifice because it might make the difference in selling your home.

Real Estate Marketing Outside the Box!

I’ve always believed that marketing a home well is critical to helping get it sold, and I love using creative marketing to help my listings stand out. For example, I get a big response from my presence on JustAskBoo! I also make property booklets complete with photos and property disclosures that I hand out at showings, build individual websites for all listings, have a presence on many major home-search websites, and regularly advertise in the Neighbors section of the Miami Herald.

While I do all of these things and more, I’m open to other ideas and love being creative.
