Are you someone who sees an open house sign and immediately pulls over to take a peek? I might be one of those people, except I am generally the one holding homes open on Sundays. My listings are all advertised online with beautiful photos and even floor plans so you might wonder why I bother with this seemingly-antiquated practice: I do them because open houses work.
I have often had sellers question me about holding their home open, and I do understand that it feels as if I am kicking them out of their house on a Sunday afternoon so that their nosy neighbors can look around. While I do get my fair share of neighbors, that’s a good thing – those neighbors are a great source of word-of-mouth advertising! I receive countless phone calls that start with “my friend came by your listing on Sunday and thought it would work for me,” as a direct result of an open house.
Another benefit to holding our listings open is that it gets shy potential buyers into a property. There are buyers out there who, for whatever reason, hate to schedule appointments to see homes. They tend to attend open houses and if they like what they see, then they are more than willing to make an offer. In fact, I recently had a gentleman attend a Sunday open and he submitted an offer on Monday.
Buyers often also tell their realtor a price cap not to exceed when searching for potential new homes. That same buyer might stumble upon a house that their realtor has not mentioned because it was out that price range. Very often the buyer will love the home and buy it.
Sunday open houses might feel like an inconvenience, but they truly do work. Around 10% of our sales come from an open house. You may miss watching a football game from the comfort of your own couch, but you should make that sacrifice because it might make the difference in selling your home.
