Overall, while I wish mortgage rates were lower, I do not think that the increase – which supposedly will hover around where it is now – will stop our busy real estate market, at least not in South Florida.

Have you recently purchased a home in Miami-Dade County? If so, then now is the time to file for your Homestead Exemption. In fact, you have until March 1 to file in a timely manner, but if you are unable to do so then you may late file for your exemption until September.

According to Fannie Mae, the Federal National Mortgage Association, the median price of a home in the US is expected to increase by 7.9% between the fourth quarter of 2021 and that of 2022. Real Estate prices should continue to increase next year as well.

Mortgage rates are expected to rise to 4% in 2022, according to CNBC.com. Rates have been historically low so buyers have been spoiled, but 4% for a 30-year fixed mortgage is still a great interest rate.

I am a firm believer in staging a house when it is for sale. In fact, I have recently had two listings in Coral Gables staged, 5904 San Vicente and 907 Anastasia. The furnishings and accessories that our stager, ShowHomes, brought in, truly helped define the spaces and have driven so much more interest than these homes, if empty, would have realized.
