There’s nothing more important to the success of a listing than having knock-your-socks-off photography. Additionally, there’s nothing more detrimental than BAD photography. Photos are such a critical marketing tool today – they can make or break a sale. Today’s buyer starts their real estate search online, long before they step foot into any house. They evaluate a home and decide if they even want to see it based on the pictures. Bad pictures or pictures taken before your house is truly ready can be so damaging to a seller’s success. If a house is unfurnished, sellers should consider staging it before listing it. On the other hand, heavily furnished houses should be pared back before having pictures done. Crisp, clean, inviting spaces with natural light and no clutter are the goal! Don’t be the house with the bad pictures that no one wants to see – make your house shine BEFORE the photographer shows up!

    Thank you Ashley for a great article. I am in the process of getting my real estate license and I spend my free time research listings on the web. You can’t imagine how many times I have thought to myself, “what were they thinking”. Not cleaning up before taking a picture and then posting it is beyond me why people or even agents do it.
