Miami High-Rise Condo Sales on the Rise!
We always talk about the condo market separately from the housing market because they are so different, and given the surplus of inventory and lack of sales, it’s been hard to get excited about the condo market. However, I read an article in The Real Deal titled “Record Miami Condo Activity Fuels Florida’s Strengthening Home Sales Market” substantiating the fact that condo sales are way up. The article documents that Miami’s condo market has grown more than any other market in Florida! The chart below reflects that we’ve sold 28% more condos this year than we did last year. We are making great strides to bring the inventory back to a balanced level! Buyers realize there’s great opportunity in the condo market down here at these prices and some buyers are even buying in bulk. Apparently this absorption rate has made the developers of five new downtown buildings ready to get started!
Miami Real Estate on the Rebound
I read an incredibly interesting article from MSN today that talks about what U.S. cities have seen the biggest increase in home values since the market dropped, and I think you all will be as shocked with the results as I was! Can you believe that out of 1,000 U.S. cities that were looked at, Weston, Florida has had the biggest increase in value over anyone else?
On the other end of the spectrum, they also acknowledge what city had the worst performance: Homestead, FL – only one county away from Weston!

HGTV – Ready or Not!

Where the Buyers are Buying…
While I tend to sell higher end real estate in comparison to what is selling overall in Miami-Dade County, the sales statistics in this county paint a very interesting picture, and I’d be remiss not to acknowledge them. Did you know that only 21% of all single family home sales in Miami-Dade right now are between $300,000 to $999,999? Only 6% are $1 million+ sales! While it might be more lucrative to sell in that range, 73% of our sales right now are below $300,000! A few years ago, inventory hardly existed in this price range. Now that we have some, it’s selling like crazy. We only have a 4 month supply right now, and it’s dwindling fast. Enjoy it while it’s still around!
The Million Dollar Market
Have you heard? The $1 million+ market in Miami is making a comeback! While we continually talk about how much prices have come down in the past few years, we have had an increase in the number of sales over $1 million since 2009, and we are trending upwards. We hit a peak for the number of $1 million+ sales back in 2005, averaging 70 single family homes per month and 55 condos per month. That dropped every year thereafter, hitting a low in ‘09 when we averaged 31 single family homes per month and 31 condos per month. But we’re on the up and up – so far this year we have averaged 47 $1 million+ single family home sales every month, and 52 condo sales! And the icing on the cake? Miami-Dade is on track to have more sales this year than we have ever had before!
