Slow Down in Coral Gables

Although a recent article in Forbes claims that Boston has the nation’s worst drivers, when I am on the streets of Miami it sure does feel like we should take the top spot! Whether I am running or driving, it seems like someone who is speeding, texting, improperly utilizing a 4-way stop, or simply not paying attention is going to hit me. I feel this way every single time that I am on the roads – it’s crazy out there! Fortunately, I live in Coral Gables, a city that recognizes this problem and has implemented measures to stop it. Namely, they have reduced the speed limit for residential streets to 25 miles per hour.

It does not seem as though many Miamians know this, but the speed limit on residential streets is actually 30 miles per hour. A 5 mile per hour reduction sure does not feel like much, but a Miami Herald article from May purports that it “gives pedestrians a much better chance of survival if they’re hit by a car, according to studies from the AAA Foundation. Slowing down also can help reduce the number of accidents.”

The new speed limits in the Gables are now in effect; however, the new 25 mile per hour speed limit signage is still not in place. From what I have heard, once those signs go up the police department will strictly enforce the new maximum speed in residential neighborhoods. Whether you live in Coral Gables or just pass through, it is time to slow down just a little bit in order to make everyone safer. With fewer accidents, traffic might get better too!

FPL’s Coconut Grove-Galloway Project

FPL is in the process of replacing the poles that support the power lines running along Ponce de Leon Boulevard from Red Road all the way to Douglas and Bird roads. Dubbed the Coconut Grove-Galloway project, this effort is designed to strengthen the power grid by installing taller, stronger poles, thereby making power restoration faster and more efficient after a major storm. At the outset of the project, people complained that the taller poles were going to be an eye sore, but after spending many, many power-less days after Irma, I am hoping that what seems to be inevitable becomes a positive.

I actually called FPL to ask them about the project and how much longer they expect it to take. They could not give me any definitive completion date because they said that their resources are still spread thin after the hurricane. Although that was sort of a non-answer, I have to say that I was impressed by FPL’s responsiveness on the phone. I called and someone immediately picked up. When I told him that I wanted more information about the Coconut Grove-Galloway project, he told me that he was not the right person to give me that information but that he would have someone call me. I rolled my eyes upon hanging up because surely they would never call me back! Five minutes later the power company proved me wrong because Miguel rang and told me all that he could about the new power poles on Ponce. Nice work, FPL!

I am sorry for that little digression, but I really was impressed. I hope that the Coconut Grove-Galloway pole installation project delivers on its promises and makes power restoration a breeze in the future.

Yes, You Really DO Need a Realtor!

People often ask me why they should use a realtor. Whether you are buying or selling, I would say that the answer to that is simple: experience. Some people only buy or sell one home in their lives, and, as a realtor, I do it every single day so I am familiar with the ins and outs of the contract, the market, etc. Aside from experience, another thing that a realtor brings to the table is time. Let me count the ways! (Sorry, I have been helping my daughter study Romeo and Juliet lately!) But really, I love the services in Coral Gables, like our police department, fire department, and the garbage pick-up. I know, really, the garbage pick-up? Yes, the people that work in all of these departments are helpful, friendly, and you really feel like they are there to take care of you. The garbage people, for example, will move out the way to let you pass and wave as you do – not to mention the fact that they retrieve the garbage from the side of your house so that you do not have to haul it out yourself!

The City Beautiful sure is beautiful, but there are even better reasons to live here! The services that our tax dollars provide are second-to-none, and our taxes are actually lower than many other parts of Miami-Dade County. That is why I love living in Coral Gables!

Great Start to the New Year!

Luxury Miami Homes for Sale

Happy New Year! I hope that 2017 is off to a great start for you – it sure is for me! On the first fiscal day of the year, I had three closings: two in Coconut Grove and one in the Redland. Three more closings are scheduled before the end of the month, which is indicative of the market upswing that we have seen recently.

Take a look at the graph above, which depicts months of inventory in Coral Gables, based on closed sales, between $1,000,000 & $2,000,000. You’ll see that between October and November of 2016, inventory fell from a peak of 26.5 months’ to 7.8 months’ worth. That is a dip that so drastic that it is certainly an anomaly, but if you compare November 2016 to November 2015, inventory is still down year over year. This past November’s inventory is also well below the average of 11.25 months’ inventory reflected in the graph, meaning that the market has picked up somewhat.

With 2017 promising an interest increase, we probably will not see another graph that looks quite so much like a roller coaster, but it is good to see inventory decreasing because houses are selling. I think that 2017 is going to be a great year for all of us here in South Florida!

Gables Real Estate: 3rd Quarter 2016 Market Outlook

Luxury Miami Homes for Sale

The third quarter of 2016 saw definite changes in the Coral Gables real estate market, especially when you consider homes priced between $1,500,000-$2,000,000. When looking at properties in this price range that are not on the water (you’d be hard pressed to find waterfront for under $2,000,000 anymore!), and not in financial distress there are a few important trends.

The first statistical increase that we have seen in this market is the amount of inventory. The third quarter of 2016 has an average of 18.5% more available inventory than during the same timeframe last year. That kind of increasing number always makes me wary because a hefty amount of available properties can soften the market; however, the good news is that sales are up 37% in that same time period. While the number of closed sales is not staggering, it is great to see an uptick in that category.

Another interesting increase is the average sale price per square foot. This jumped 7% from third quarter 2015 to 2016. If you look at the chart and discount the two months that came in with “0” for the price per square foot, then the price increase has been slow but steady and we have landed at a very respectable $448/square foot as an average sale price.

What these trends show me is that pricing a home properly is more important than ever in today’s real estate market. Properties that are sitting on the market and keeping the available inventory high are those that are priced unrealistically, while those that come onto the market at the right price are moving relatively quickly to the “sold” column. While there is definitely an emotional side to purchasing a home, at the end of the day it truly is all about the bottom line, as indicated by the third quarter of this year! Coral Gables Speed Limit: Pump the Brakes!

Did you know that a pedestrian who is struck by a vehicle traveling at less than 30 miles per hour has a greater chance of survival than if they are hit by someone driving faster? This is why Coral Gables is considering lowering speed limits across much of the city to 25 miles per hour.

The proposal to reduce the speed limit in the Gables has been approved by traffic regulators at Miami-Dade County and has been preliminarily approved by Coral Gables city council. If it goes through, then the City Beautiful will join the likes of New York City and London – two cities that have slowed their own traffic.

In addition to reducing pedestrian fatalities, lowering the speed limit will also discourage commuters from using residential Gables streets as cut-throughs to avoid traffic. Some also say that, because all drivers will go the same speed, traffic will flow more consistently and be less stop-and-go. I am not so sure that slowing down cars is really a way to speed up traffic!

In theory, lowering the speed limit to 25 miles per hour is quite beneficial; however, it will be a matter of practice and enforcement that will really allow us to see a change. When and if our speeds are reduced, it will certainly be interesting to see what happens.

Coral Gables Flowers: Real or Fake?

I live in Coral Gables and am a fan of the circles they have added to our streets over the past few years. They slow down traffic and provide a pretty view adding to the ambiance of Coral Gables. So I am interested in people’s opinions of the new “art” that was put up at the Segovia and Biltmore Way round about. It is a group of big metal flowers. I was interested in the story behind it and learned that it is the first piece of art commissioned by the City Beautiful since the 1920’s. I understand the city paid $1,000,000 for this and what is going up on the next circle over at Segovia and Coral Way. The artist is Alice Aycock.

I was driving down Blue Road the other day and saw a gorgeous Poinciana tree in full orange bloom. I couldn’t help but think it certainly didn’t cost as much and God did a pretty good job!
